Modern - Contemporary Interior Designs By J Design Group in Miami, Florida.Aventura Magazine selected one of our contemporary interior design projects and they said:Shortly after Jennifer Corredor’s interior design clients bought a four-bedroom, three bath home last year, the couple suffered through a period of buyer’s remorse.While they loved the Bay Harbor Islands location and the 4,000-square-foot, one-story home’s potential for beauty and ample entertaining space, they felt the living and dining areas were too restricted and looked very small. They feared they had bought the wrong house. “My clients thought the brown wall separating these spaces from the kitchen created a somber mood and darkness, and they were unhappy after they had bought the house,” says Corredor of the J. Design Group in Coral Gables. “So we decided to renovate and tear down the wall to make a galley kitchen.” Mathy Garcia Chesnick, a sales director with Cervera Real Estate, and husband Andrew Chesnick, an executive for the new Porsche Design Tower residential project in Sunny Isles, liked the idea of incorporating the kitchen area into the living and dining spaces. Since they have two young children, the couple felt those areas were too narrow for easy, open living. At first, Corredor was afraid a structural beam could get in the way and impede the restoration process. But after doing research, she learned that problem did not exist, and there was nothing to hinder the project from moving forward. So she collapsed the wall to create one large kitchen, living and dining space. Then she changed the flooring, using 36x36-inch light slabs of gold Bianco marble, replacing the wood that had been there before. This process also enlarged the look of the space, giving it lightness, brightness and zoom. “By eliminating the wall and adding the marble we amplified the new and expanded public area,” says Corredor, who is known for optimizing space in creative ways. “And I used sheer white window treatments which further opened things up creating an airy, balmy space. The transformation is astonishing! It looks like a different place.” Part of that transformation included stripping the “awful” brown kitchen cabinets and replacing them with clean-lined, white ones from Italy. She also added a functional island and mint chocolate granite countertops. At one end of the kitchen space, Corredor designed dark wood shelving where Mathy displays her collection of cookbooks. “Mathy cooks a great deal, and they entertain on a regular basis,” says Corredor. “The island we created is where she likes to serve the kids breakfast and have family members gather. And when they have a dinner party, everyone can mill in and out of the kitchen-galley, dining and living areas while able to see everything going on around them. It looks and functions so much better.” Corredor extended the Bianco marble flooring to other open areas of the house, nearly everywhere except for the bedrooms. She also changed the powder room, which is annexed to the kitchen. She applied white linear glass on the walls and added a new white square sink by Hastings. Clean and fresh, the room is reminiscent of a little jewel box. I n the living room, Corredor designed a showpiece wall unit of exotic cherry wood with an aqua center to bring back some warmth that modernizing naturally strips away. The designer also changed the room’s lighting, introducing a new system that eschews a switch. Instead, it works by remote and also dims to create various moods for different social engagements. “The lighting is wonderful and enhances everything else we have done in these open spaces,” says Corredor. T he dining room overlooks the pool and yard, with large, floorto- ceiling window brings the outdoors inside. A chandelier above the dining table is another expression of openness, like the lens of a person’s eyeglasses. “We wanted this unusual piece because its sort of translucence takes you outside without ever moving from the room,” explains Corredor. “The family members love seeing the yard and pool from the living and dining space. It’s also great for entertaining friends and business associates. They can get a real feel for the subtropical elegance of Miami.” N earby, the front door was originally brown so she repainted it a sleek lacquered white. This bright consistency helps maintain a constant eye flow from one section of the open areas to another. Everything is visible in the new extended space and creates a bright and inviting atmosphere. “It was important to modernize and update the house without totally changing the character,” says Corredor. “We organized everything well and it turned out beautifully, just as we envisioned it.” While nothing on the home’s exterior was changed, Corredor worked her magic in the master bedroom by adding panels with a wavelike motif to again bring elements of the outside in. The room is austere and clean lined, elegant, peaceful and not cluttered with unnecessary furnishings. In the master bath, Corredor removed the existing cabinets and made another large cherry wood cabinet, this time with double sinks for husband and wife. She also added frosted green glass to give a spa-like aura to the spacious room. T hroughout the house are splashy canvases from Mathy’s personal art collection. She likes to add color to the decor through the art while the backdrops remain a soothing white. The Port Ludlow Residence is a compact, 2400 SF modern house located on a wooded waterfront property at the north end of the Hood Canal, a long, fjord-like arm of western Puget Sound. The house creates a simple glazed living space that opens up to become a front porch to the beautiful Hood Canal.The east-facing house is sited along a high bank, with a wonderful view of the water. The main living volume is completely glazed, with 12-ft. high glass walls facing the view and large, 8-ft.x8-ft. sliding glass doors that open to a slightly raised wood deck, creating a seamless indoor-outdoor space. During the warm summer months, the living area feels like a large, open porch. Anchoring the north end of the living space is a two-story building volume containing several bedrooms and separate his/her office spaces.The interior finishes are simple and elegant, with IPE wood flooring, zebrawood cabinet doors with mahogany end panels, quartz and limestone countertops, and Douglas Fir trim and doors. Exterior materials are completely maintenance-free: metal siding and aluminum windows and doors. The metal siding has an alternating pattern using two different siding profiles.The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and rain protection; metal siding (recycled steel) for maximum durability, and a heat pump mechanical system for maximum energy efficiency. Sustainable interior finish materials include wood cabinets, linoleum floors, low-VOC paints, and natural wool carpet.

Photos by Francis and Francis PhotographyThe Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day.The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

Situated on a challenging sloped lot, an elegant and modern home was achieved with a focus on warm walnut, stainless steel, glass and concrete. Each floor, named Sand, Sea, Surf and Sky, is connected by a floating walnut staircase and an elevator concealed by walnut paneling in the entrance. The home captures the expansive and serene views of the ocean, with spaces outdoors that incorporate water and fire elements. Ease of maintenance and efficiency was paramount in finishes and systems within the home. Accents of Swarovski crystals illuminate the corridor leading to the master suite and add sparkle to the lighting throughout. A sleek and functional kitchen was achieved featuring black walnut and charcoal gloss millwork, also incorporating a concealed pantry and quartz surfaces. An impressive wine cooler displays bottles horizontally over steel and walnut, spanning from floor to ceiling.Features were integrated that capture the fluid motion of a wave and can be seen in the flexible slate on the contoured fireplace, Modular Arts wall panels, and stainless steel accents. The foyer and outer decks also display this sense of movement.At only 22 feet in width, and 4300 square feet of dramatic finishes, a four car garage that includes additional space for the client's motorcycle, the Wave House was a productive and rewarding collaboration between the client and KBC Developments. This is an example of a contemporary grey and cream galley kitchen/diner in Edmonton with a single-bowl sink, flat-panel cabinets, white cabinets, grey splashback, glass sheet splashback, integrated appliances and white worktops.

This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine.Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home.The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living.This project was published by Wendy Goodman as her Space of the Week, part of New York Magazine’s Design Hunting on The Cut.Photography by Kevin Kunstadt

The house creates a simple glazed living space that opens up to become a front porch to the beautiful Hood Canal.The east-facing house is sited along a high bank, with a wonderful view of the water. The main living volume is completely glazed, with 12-ft. high glass walls facing the view and large, 8-ft.x8-ft. sliding glass doors that open to a slightly raised wood deck, creating a seamless indoor-outdoor space. During the warm summer months, the living area feels like a large, open porch. Anchoring the north end of the living space is a two-story building volume containing several bedrooms and separate his/her office spaces.The interior finishes are simple and elegant, with IPE wood flooring, zebrawood cabinet doors with mahogany end panels, quartz and limestone countertops, and Douglas Fir trim and doors. Exterior materials are completely maintenance-free: metal siding and aluminum windows and doors. The metal siding has an alternating pattern using two different siding profiles.The house has a number of sustainable or “green” building features, including 2x8 construction (40% greater insulation value); generous glass areas to provide natural lighting and ventilation; large overhangs for sun and rain protection; metal siding (recycled steel) for maximum durability, and a heat pump mechanical system for maximum energy efficiency. Sustainable interior finish materials include wood cabinets, linoleum floors, low-VOC paints, and natural wool carpet.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basem*nt levels. The stepped foundation allows for a walk-out basem*nt level with light-filled living space on the down-hill side of the home. The traditional basem*nt on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf)RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property.COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.OVERALL. For this project, the initial inspiration for our clients came from seeing a modern industrial design featuring barnwood and metals in our showroom. Once our clients saw this, we were commissioned to completely renovate their outdated and dysfunctional kitchen and our in-house design team came up with this new this space that incorporated old world aesthetics with modern farmhouse functions and sensibilities. Inspiration for a contemporary mezzanine living room in Burlington with green walls and no fireplace.

Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family.John McManus
